Our Services

As a registered claims organization with the Georgia Department of Revenue, we identify and recover unclaimed financial assets — including funds tied to property — on behalf of heirs and families who may not know these assets exist. Many of our clients discover unclaimed proceeds from prior tax auction sales, estate accounts, or insurance policies that were never properly transferred to legal heirs. Unclaimed Asset & Property Recovery

Destressed Real Estate/Heir Property

Many underserved families cannot prove legal ownership of the home or land they have lived on for generations — because titles were never formally transferred, estates were never probated, or records were lost over time. Without clear documentation, families cannot qualify for disaster relief, apply for home repairs, or defend against tax liens and auction proceedings.

We conduct pro bono title research, deed tracing, chain-of-ownership analysis, and heir identification so families can establish documented ownership and file with the Clerk of Courts. This service is available year-round and is especially critical following natural disasters, when FEMA and state assistance programs require title documentation that many families simply do not have. Georgia Philanthropy Corporation works to prevent the involuntary loss of generational homes and land by underserved families. We provide title resolution, estate documentation, due process advocacy, and unclaimed asset recovery — stopping the cycle of tax auction loss, clouded ownership, and neighborhood blight before it starts. As a registered claims organization with the Georgia Department of Revenue, we are uniquely positioned to serve families navigating both the legal and financial dimensions of property loss. All services are available on a sliding-scale, reduced-rate, or fully pro bono basis, subsidized by grants and charitable contributions.

Donated Real Estate & Community Repurposing

Abandoned and distressed properties — many of them stuck in cycles of tax auction due to unresolved heir ownership — represent both a community burden and a community opportunity. We accept donated real estate and work with local and state partners to repurpose these properties for direct community benefit, including emergency short-term housing for women and children.

Our development focus is on adaptive reuse, historic preservation, and affordable, sustainable, and transit-accessible housing. Heir Property & Tax Auction Intervention

When a property owner dies without a will — or with a will that was never probated — their home can quietly fall into intestate succession, leaving legal heirs without the documentation needed to prove ownership. Without clear title, families often never receive tax bills or lien notices and may not learn their property has been sold at a tax auction until it is too late.

We intervene at every stage of this cycle: identifying legal heirs, tracing ownership chains, clearing title clouds, and helping families reclaim or protect their property before or after a tax sale. We also work with tax deed purchasers and municipalities to resolve clouded titles on repeatedly-auctioned properties that would otherwise remain abandoned and contribute to neighborhood blight.

Estate Planning Outreach & Blight Prevention

The absence of a probated will or basic estate plan is the single greatest driver of generational property loss in underserved communities. Without these documents in place, a family home can be lost to tax auction, fall into legal limbo among multiple heirs, or sit vacant for years while ownership disputes remain unresolved — ultimately becoming blighted property that burdens the surrounding neighborhood.

Through community education and direct assistance, we help families create legal estate plans — including wills, deed transfers, and beneficiary designations — before a crisis occurs. Our outreach specifically targets communities where the lack of estate planning has historically resulted in unsafe living conditions, abandoned properties, and loss of generational wealth. Chris and Rachel Morgan founded Georgia Philanthropy Corporation on the core principle of equality for all. With deep generational roots in south Georgia, they are raising their daughter Clementine as a fourth-generation Saint Simons Island resident. Together, they bring decades of professional experience to historically underserved areas and are committed to building lifelong community partnerships for years to come.
